Before the Court is the Debtor’s Motion to Expunge Claims of Great American Leasing Corporation (the “Motion”). For the reasons set forth below, the Motion will be Denied.

BACKGROUND

The facts governing this Motion are not in dispute. Simply stated, Debtor leased certain kitchen equipment (the “Equipment”) from Marlin Leasing Corpo ration (“Marlin”)/Great American Leasing Corporation (“GALC”) to be used in the operation of a hotel being constructed in Wilmington, Delaware (“Hotel”). 1 Equipment Lease Contract, Exhibit R-l (the “Lease”).
