O. B. Colquitt and J. N. Graves were lessees in a mineral, oil, and gas lease to 160 acres of land in Young county, executed by A. L. Owens and wife, as lessors. The following excerpt is from that instrument:

"It is agreed that this lease shall remain in force and effect for the term of five years from date and as long thereafter as oil or gas or either of them is produced therefrom by the party of the second part. * * * The party of the second part agrees to commence operations for drilling a well on said premises within eight months from the date hereof, or pay rental at the rate of 50 cents…
