OPINION
BRUCE FOX, Bankruptcy Judge:
This is an action for damages for breach of a real estate sales agreement brought by the debtor in possession, J.B. Van Sciver Co. (“Van Sciver”), against William Cooper Associates, Inc. (“Cooper Associates”) and Martin Sameloff (“Sameloff”).
Van Sciver owned a parcel with a building located in Lancaster, Pennsylvania (“the property”), which it put on the market in September 1982. In August 1984, it entered into an agreement of sale (“the agreement”) with Cooper Associates. Cooper Associates was not able to make settlement on the property by November 30,…
