MEMORANDUM OPINION
STEPHEN S. MITCHELL, Bankruptcy Judge.
This is an action to determine the dis-chargeability of a landlord’s claim for damages resulting from the debtors’ breach of a residential lease. The landlord asserts that the debt is nondischargeable because the debtors submitted a false financial statement as part of the lease application. The debtors assert that there was no intent to deceive, that any omissions were not material, and that the landlord’s reliance on the statement was not reasonable.
