KELLEY, Judge.

Jacob R. Mognet and Beverly J. Mognet (the Mognets) appeal from an order of the Court of Common Pleas of Somerset County (trial court) overruling their exceptions to tax sale of real estate. We reverse.

The Mognets are the record owners of three taxable properties located in Middle-creek Township, Somerset County, Pennsylvania. The property which is the subject of the instant appeal is a 28.8525 acre parcel. On September 12,1994, the subject property was exposed to public sale for the nonpayment of 1992 real estate taxes.
