Defendant Steven Kinzer appeals as of right from a Macomb Circuit Court order granting summary disposition under MCR 2.116(C)(8) in favor of plaintiff Helen Albro.

On October 14, 1977, Robert and Pamela Johnston quitclaimed two lots of real property in Ma-comb County to plaintiff Albro and defendant Carol Allen "as joint tenants with full rights of survivorship.” About ten years later, on April 23, 1987, Allen entered into a purchase agreement, without the consent or approval of plaintiff, wherein defendant Kinzer agreed to purchase Allen’s interest in the real property.…
