MARTIN, Justice.
Mary W. Hicks died in July, 1933, and by, will left her property to her three sisters and two brothers and the children of one brother, who predeceased her, in equal shares of one-sixth each. The property consisted in the main, of a ranch known as the Hicks ranch in Tarrant county, Tex. The property, though very valuable, was rather heavily encumbered by mortgage and tax liens, amounting to more than $75,-000.
