Prior to February 1, 1911, the appellant and defendant below, Sally S. Klein, by writing duly executed, leased to the appellee and defendant below, Auto Parcel Delivery Company, the real estate and improvements known as 518 Third avenue, Louisville, Kentucky, for a term of five years from and after the date mentioned. The rental provided in the lease was $100.00 per month for the first *584three years of the term and $110.00 per month for its last two years. It was further agreed that:
