MEMORANDUM OPINION

I. Introduction
This case is before the court on appeal and cross appeal from the decision of the United States Bankruptcy Court for the Western District of Virginia (hereinafter, “Bankruptcy Court”). The Appellant and Cross Appellee, Molly Jane Coleman, contends that the Bankruptcy Court erred in finding that two deeds of trust could be avoided but only to the extent necessary to pay the creditors and otherwise to remain in effect.
