delivered the opinion of the court.

This is a bill in chancery by appellees against appellants by which it is sought to enforce specific performance of an alleged agreement in writing for the purchase and sale of certain real estate in Washington, Illinois. A general demurrer interposed to said bill was overruled, and appellants elected to abide thereby. The Circuit Court thereupon entered a decree in favor of appellees and against appellants for $1,400, ordered a sale of the premises to satisfy the same, and authorizing a decree for any deficiency.
