CARNAHAN, J.,

The plaintiffs and defendant are owners of adjoining lots in a borough. These lots were sold and conveyed to them, respectively, as lots in a certain plan, on which is marked a building-line twenty-five feet from the line of the street or avenue upon which they abut. The line applies to all lots in the plan on the northeasterly side of the avenue. And in all of the deeds for these lots is a restriction that “No building or part thereof, except porches, steps and other similar parts of such building, shall be erected on the lot hereby conveyed nearer to any of the streets or…
