GREEN, Chief Justice.

This appeal is from a summary judgment for the defendants in- a suit on an alleged breach of a covenant to reasonably develop for the production of oil and gas a mineral lease on a 2258 acre tract of land in Hidalgo County, Texas. Appellant is the owner of the surface of the land and a portion of the mineral and royalty estate therein, and lessor in the lease. Appellees are owners of the leasehold estate working interest, overriding royalty interests, and production payments under the lease.
