Suit was brought by H. G. West, appellant, in the District Court of Travis County, Texas, for compensation under a written contract executed by P. C. Barnes, appellee, on February 18, 1960, by the terms of which contract appellee granted appellant the sole and exclusive right, for a period of 180 days and thereafter until cancelled by registered mail,' to act as his real estate broker to negotiate for a purchaser for certain real estate owned by appellee in Travis County, Texas.
