The action is for the specific performance of an agreement for a lease. Plaintiffs are stockbrokers and members of the New York Stock Exchange. Defendant owns an office building at 100 Broadway. Plaintiffs had occupied offices on the fifth floor therein since the year 1907 under a lease which expired on May 1, 1922. In the year 1920 defendant undertook certain rebuilding operations which made it necessary to interfere with the quiet possession of plaintiffs’ offices.
