This case is before this Court for a second time. Realmark Developments, Inc., the ap-pellee herein and plaintiff/counterclaim defendant below (hereinafter “Realmark”) instituted this action to recover unpaid rent and real property taxes for property leased to Clyde and Judith Ranson, the appellants herein and defendants/counterclaim plaintiffs below (hereinafter “the Ransons”). 1 The Ransons filed a counterclaim contending that Realmark was unjustly enriched by repairs and improvements they made to the property.
