MEMORANDUM OPINION
ACKER, District Judge.
This is an action to quiet title. The property in question is a tract of land in DeKalb County, Alabama consisting of approxi*772mately 2.75 acres. The case is before the court on stipulated facts. The court adopts these stipulated facts, summarized below, as its findings of fact, subject only to the correction of clerical errors as detailed in note l.1 Plaintiff filed a trial brief within the time allowed by the pre-trial order. Defendants have chosen not to file a brief, perhaps because they have no satisfactory answers to the questions here presented.…
