I. Summary

This Court has jurisdiction over this matter as a core proceeding pursuant to 28 U.S.C. § 1334 and § 157.

The Debtor is a limited partnership with one asset, a shopping center located in Houston, Texas. That center has three anchor tenants which taken together lease over three quarters of the space. The remaining one-fourth of the leasable area is designated as speculative space for small, non-anchor type stores. This speculative area has a vacancy rate of twenty percent.
