O’NIELL, Chief Justice.

This is a contest between a landlord and a holder of a chattel mortgage, over the proceeds of the sale of movable property belonging to the lessee, and on the leased premises.

On the 24th of March, 1930, Edward J. Ran-son, owning a tract of land and the buildings thereon, in St. Bernard parish, leased the property to Joseph Voiron, for a dairy, for five years, beginning on the 15th of April, 1930, at $90 per month, the rent being represented by 60 rent notes, for $90 each, signed by Voiron, and payable one each month, with the stipulation that a failure to pay any one…
