OPINION

BROWN, Judge.

Caddyshack Looper, LLC, (“Caddysh-ack”) appeals the trial court’s order affirming a decision by the Long Beach Advisory Board of Zoning Appeals (the “BZA”) denying a request for a variance by Caddysh-ack. Caddyshack raises four issues which we consolidate and restate as whether the court erred in affirming the decision of the BZA. We reverse and remand.
