Under a decree of the chancery court of Warren County, affirming the judgment of the county court thereof, the appellee C. E. Parley was adjudged to be the owner of the oil, gas and other mineral deposits on approximately 200 acres of land which he had purchased through mesne conveyances from B. L. Goss, who had acquired the title to the land on May 29, 1924, from the appellant, Mrs. Ettie C. Cook, and her husband, Dr. E. R. Cook, by virtue of a warranty deed which contained the following exception: "There is also excepted from this conveyance all oil, gas and mineral deposits on said lands,…
