This is an action instituted by the appellant against J. B. Chaney and wife to recover a tract of land situated in Wise county. The appellant deraigns title through a sale under a deed of trust which had theretofore been executed by J. L. Chaney. The pleadings haying disclosed that J. L. Chaney was insane, he was represented at the trial by R. E. Carswell, as guardian ad litem. After a general denial and a plea of not guilty, Mrs. Chaney alleged that the sale made by the trustee under the deed of trust above mentioned was invalid; that W. A.
