an action to recover a broker’s commission, the defendant Stephen J. Sabbeth appeals from a judgment of the Supreme Court, Nassau County (Brucia, J.), entered April 15, 1986, which, after a nonjury trial, is in favor of the plaintiff and against him in the principal amount of $18,000.

Ordered that the judgment is affirmed, with costs.
