This is an appeal from a decree of the Circuit Court for Carroll County, sitting in equiy, and involves a construction of part of the first item of the last will and testament of John Niner, late of said county, deceased, which item reads as follows : “I give and devise to my two sons Frank A. Niner and Edward Niner, all my real estate I now possess consisting of two farms.
