KENT, J.,

— This matter is before the court on plaintiff’s motion for judgment on the pleadings. The pleadings in question consist of a complaint and answer which the parties agree effectively resolve all questions of fact.

*589On June 20, 1952, plaintiff and defendant entered into a lease agreement for certain described premises in West Goshen Township. The lease was for an initial term of 10 years and contained the following provision:
