COLE, Judge.
Plaintiff-appellee, Jasper J. Pirello, filed this action to annul a tax sale of certain immovable property to defendant-appellant, Triangle Enterprises, Inc. In lieu of trial, the parties entered into a stipulation of facts with attendant exhibits. The case having been submitted thusly, the trial court, for written reasons assigned, rendered judgment in favor of appellee, annulling and setting aside the tax sale on the ground that a partial payment of the taxes due on the property had been made prior to the sale.
