This is a civil suit submitted to the court without a jury on stipulated facts. The facts may be summarized as follows:

In November, 1959, the defendant Clyde Lee Robison mortgaged to the Des Moines Savings and Loan Association of Des Moines, Iowa, residential real property at 1722 21st Street, in that city, to secure a $12,200 loan. Mr. Robison had applied for and received a Veterans Administration guarantee of payment of said loan to the Association to the extent of $7,300.
