This is an appeal from a judgment entered by a justice of the Superior Court, sitting without a jury, denying the plaintiff s claim for specific performance and damages on the grounds of laches. The plaintiff appeals.

On August 5, 1965, plaintiff, Emily Gaglione, entered into a purchase and sale agreement with defendants, Americo and Alfredo Cardi, for the purchase of nine real estate lots located in the city of Warwick.
