The plaintiffs, Richard H. and Bonnie B. Pearson, as trustees of the Southwest Trust (the Pearsons), appeal from a Land Court judgment declaring that a right of way easement first recited in a 1927 deed does not reach certain land in Wareham owned by the Pearsons,4 and does not confer upon them any right to pass and repass to and from their land over what is now Bayberry Road, a private way that the defendant, Bayview Associates, Inc.
