delivered.the opinion of the court:

The estate of Hancock, deceased, and a-Mr. Jenkins were the owners of a store building in Central City. On the third day of July, 1897, the executrix of the estate and Jenkins leased the premises to The Central- Shoe and Clothing Company for a period of three years from the first day of that month, at an agreed rental of seventy-five dollars per month, payable at the end of each month.
