OPINION

KOCH, Judge.

This appeal involves an elderly widow who conveyed her home to a friend in return for the friend’s promise to care for her for the rest of her life. Several years later, she sued her friend in the Chancery Court of Davidson County, alleging that the conveyance was the result of fraud and duress. The Clerk and Master, sitting as a special judge without a jury, rescinded the deed but declined to require an accounting of the rents.
