EAGER, Presiding Judge.

In this action plaintiffs sought damages totalling $68,700 for the destruction of a building and its contents by -fire which they claimed resulted from the negligence of defendants in the maintenance, repair and operation of an oil furnace in an adjoining building. The parties will be referred to as they appeared below, the appellants as plaintiffs, and the respondents as defendants.
