OPINION
RICHARD BARAJAS, Chief Justice.
This is an appeal of a trial court’s order granting summary judgment enforcing a settlement agreement in favor-of Appel-lees. The underlying suit alleged violations of the Texas Deceptive Trade Practices Act and breach of contract arising out of a commercial lease. We affirm.
