This appeal culminates, and we hope terminates, many years of controversy over the use of two dirt roads crossing contiguous tracts of land owned respectively by the appellant and the appellee, near Pennington Avenue and Curtis Creek, partly in Baltimore City and partly in Anne Arundel County.

In 1944, the dispute was the subject of negotiation between the attorneys for the parties. Settlement was reached tentatively but was not consummated. Appellee, claiming that the seeming settlement added up to an enforcible contract, filed suit to enforce its performance by the appellant, and prevailed…
