The plaintiffs, Ada R. Waltz, Zora A. Klare and Bertha F. Kuhnert, are the- owners of an improved lot on Liberty Street, in Baltimore City, which they demised to the A. H. Fetting Manufacturing Jewelry Company, the defendant, by a lease under seal, dated October lOtb, 1922, for a term of fiyq years that would end on November 4th, 1927. The rent reserved for the first three years of the lease increased to $7,000 during the succeeding two years, and was payable in equal instalments at the beginning of every month.
