OPINION

BISSETT, Justice.

This is a suit for specific performance of ’a contract to convey real estate. John G. Paxton, the buyer, hereinafter called “Paxton”, sued Emory M. Spencer and wife, the sellers, hereinafter called “Spencer”, for specific performance of a contract to convey four tracts of land on Co-pano Bay, in Aransas County, Texas. After a trial to a jury, a take nothing judgment was rendered which denied specific performance. We affirm.
