PERRY, Judge.
Bernardino Barraza appeals from the district court’s order denying his motion to set aside a default judgment. For the reasons set forth below, we reverse the order, vacate the default judgment, and remand to the district court.

In March 2001, Juan Manuel Cuevas and Yrene Baez (hereinafter referred to as “Cuevas”) allegedly entered into an agreement with Bernardino Barraza and Liobaldo Garza regarding real property (hereinafter “the ranch”) owned by Cuevas.
