Plaintiff brought an action to establish and quiet title to certain real estate situated in Buena Vista County, Iowa. He claims title by reason of a quitclaim deed which he received from the only child of a former owner. The defendant denied that the plaintiff held title to the property and claims that he is the equitable owner by reason of a contract entered into between D. C. LaGrange, as agent, and the defendant, as purchaser.
