The appellant, Covert, filed this suit, alleging, in substance, that he was a real estate broker; that M. E. Posher represented to him that he (Posher) was the owner -of the east half of section 20, block 2, Halsell subdivision of Lamb and Castro counties, most of which land was in Lamb county; that Posher listed said land with Covert for sale at the price of $10 net per acre to P'osher, contracting that Covert should have the exclusive right to sell said land, and that plaintiff should have all over $10 per acre as his compensation for making the sale; that plaintiff was authorized to sell…
