The petitioner is the owner of a one-story building located on the northwest corner of Queens Boulevard and 42d Avenue, in Long Island City, occupying a plot 100 feet by 100 feet. The building has been divided into five stores facing on Queens Boulevard and four stores fronting on 42d Avenue, The petitioner brings this proceeding under section 4 of the Commercial Bent Law (L. 1945, ch. 3, as amd. by L. 1945, ch. 315), for an order fixing the reasonable rent for the commercial space occupied by the respondent.
