OPINION
STEPHEN F. PRESLAR, Chief Justice.
This is a contract construction case involving an option to purchase or right of first refusal. At issue is whether the Ap-pellee lessor had a preference right to purchase. The trial Court, sitting without a jury, found that he did, and rendered judgment for him. We affirm.
