The appellants herein and defendants below, Option One Mortgage Corporation [hereinafter, “Option One”] and H & R Block Mortgage Corporation [hereinafter, “H & R *662Block”],1 appeal from an order entered July 7, 2005, by the Circuit Court of Kanawha County.
