Background

Rebecca Urban (“Urban” or “Plaintiff’), has filed suit against the Federal Home Loan Mortgage Corporation (“FHLMC” or “Defendant”). Urban asserts claims for breach of contract, breach of the implied covenant of good faith and fair dealing and *309violation of Mass.Geni. ch. 93A (“Chapter 93A”).1
