OPINION

BROOKSHIRE, Justice.

Island Recreational Development Corporation (hereafter “IRDC”) and Sea Cabins, Inc. (hereafter “Sea Cabins”) sued Republic of Texas Savings Association (hereafter “Republic”) and Bankers Capital Corporation (hereafter “Bankers”). IRDC and Sea Cabins obtained a judgment against Republic and Bankers for $667,882.87 in damages plus $52,500 attorney’s fees. The cause of action was based on an alleged breach of contract by Bankers for failure to permanently fund first mortgages in accordance with the terms of a commitment letter.
