— Plaintiff bought a lot in the city of St. Louis from defendant for' the consideration of $625. A deed to the lot in question was executed by defendant, in which the operative words, “grant, bargain and sell” were employed. The deed also contained a subsequent clause, to-wit: “The said J. E. Greffet (plaintiff in error), hereby covenanting that he will *563•warrant and defend the title to the said party of the ¡second part (defendant in error), and unto her heirs and assigns forever, against the lawful claims and demands of all persons by, through or under him.” The defendant in error took…
