[1, 2] The action was based . on a claim for services rendered by the plaintiff for the defendant at his request in procuring a purchaser for certain real estate belonging to defendant, who was then and there ready, willing, and able to comply with the terms of sale agreed upon between plaintiff and defendant, the consideration being the conveyance of certain farm lands, in exchange for defendant's property.
