LOTTINGER, Judge.

This is a suit involving a claim for a real estate commission.

In the early part of September, 1963, Mr. Hoyt C. Newman, one of the defendants herein, contacted Mrs. Gloria Gelpi, a licensed real estate agent and an employee of the firm of Maher & Sharkey, Inc., a real estate agency, and requested that she furnish him with some information relative to a house .which he was interested in purchasing. Mrs. Gelpi was quite familiar with the house by reason of the fact that it was located in close proximity to her own home, and when she told Mr. Newman about the house and the price…
