This is a suit for specific performance of an “option agreement” to purchase a two acre parcel of land. ① Defendants appeal from a decree ordering them to perform their obligations under the agreement, including the execution of a deed conveying the property to plaintiff.

Defendants contend on this appeal: (1) that the “option agreement” was invalid for lack of consider ation; (2) that it was also invalid for lack of a proper description of the land involved, and (3) that the real estate broker who negotiated the transaction lacked authority to act as defendants’ agent.
