Linda Canepari, the plaintiff, and Richard W. Pascale, the defendant, owned as joint tenants approximately *841twenty-two acres of real estate at 168 Ed Clark Road in Colrain (the property), where they lived together. After their relationship soured, Canepari commenced a partition action in the Probate and Family Court. Following a two-day trial, a judge of that court issued findings of fact and rulings of law awarding Cane-pari $10,000 for her share of the property.
