Three appeals, all arising from the same judgment below, have been submitted on the same briefs and arguments ; the details of which are hereinafter set out at length.
On January 14, 1959, James R. Sanford and Bianchi R. Sanford, his wife, herein known as “Sanford,” agreed in writing to sell to Frederic (herein impleaded as “Frederick”) R. Breidenbach, herein known as “Breidenbach,” certain lands in the village of Hudson, Summit County, Ohio, upon which lands was an 8-room, 1% story, house and separate outbuilding.
