— Appeal from an order of the Supreme Court at Special Term (Torraca, J.), entered July 3, 1984 in Albany County, which granted plaintiff’s motion for summary judgment.
On July 14,1982, defendants entered into an exclusive listing agreement (agreement) with plaintiff whereby plaintiff agreed to act as broker for the sale of defendants’ house, which was *997located in the City of Albany.
